Barndominium Cost Guide (2026), Shell vs. Turnkey
By the Home Repair One data team · Updated July 2026 · Ranges from our estimator engine
A barndominium's cost splits cleanly into the shell and everything inside it. The dried-in shell (frame, roof, windows, exterior doors) is the efficient part, typically $48–$82 per square foot. Finishing the interior with the same kitchen, baths, HVAC, and finishes as any home is where most of the budget lands, taking a move-in-ready barndo to roughly $105–$180 per square foot. Every range below is engine-derived and matches your estimator quote to the dollar.

Shell vs. turnkey is the whole story
The dried-in shell is well under half the cost of a finished barndominium, roughly 30–45% depending on finish level. The rest is foundation, insulation, plumbing, electrical, HVAC, and interior finishes. That's why the estimator asks your finish level first: a 2,000 sq ft shell and a 2,000 sq ft turnkey home are wildly different numbers.
Size and layout
Living area drives the price. A compact 1,200 sq ft barndo, an average 2,000 sq ft home, and a 4,000 sq ft estate scale roughly linearly on a per-foot basis. Shop-house combos add heated, finished shop space at a lower per-foot rate than living space.
What the price does and doesn't include
The ranges here are for the building. Land, site prep, septic or sewer, well or water hookup, and permit fees are separate and lot-specific. Rural sites can add meaningful cost for utilities that a suburban lot already has.
Financing and appraisal
Barndominiums appraise and finance more easily than they used to, especially with engineered plans and quality finishes. Construction-to-permanent loans are the common path. A firm builder quote and a real plan make lenders comfortable, another reason to get matched with one experienced builder.
Common questions
Can I get a mortgage on a barndominium?
Yes. Construction-to-permanent and rural/USDA loans are increasingly common for barndominiums, especially with an engineered plan and a finished appraisal. Your matched builder can point you to lenders who do these in your area.
What's the difference between shell and turnkey?
A dried-in shell is the frame, roof, windows, and exterior doors, weathertight, ready for you to finish inside. Turnkey means fully complete and move-in ready. The estimator shows both, because the gap between them is most of the budget.
How accurate is the instant price?
It's built from published 2026 barndominium cost data, adjusted for your size, finish level, and region. It's an honest range, not a bid. The builder sets the firm price after reviewing your plan and lot.
Will six builders start calling me?
No. We match you with one vetted local builder for your project. Your contact details are never sold to a marketplace of six.
Are barndominiums cheaper than a regular house?
The shell often is, thanks to the efficient post-frame or steel structure and clear-span interior. But once you add the same kitchen, baths, and finishes as a traditional home, the finished cost converges. The savings are real but not magic.
Do you build in my area?
We match nationwide through local builders. Enter your ZIP in the estimator for a region-adjusted price; if we can't match you locally, you'll find out fast.
